LATCHMERE POND

We’re delighted to report the planning consent granted for our four-house development overlooking Latchemere Pond, West Common, Gerrards Cross. The Planning Inspector vindicatedthe design in every way, which is not too surprising given that we had taken a great deal of care to involve the Council’s planning officer and conservation officer throughout the process.

“It is evident from the submitted plans and the Design and Access Statement that a great deal of care and attention has been paid to the design which would incorporate elements of Victorian and Georgian architecture found in the locality… In my view, the result would be a building [of] considerable presence and standing which would contribute significantly to the character and appearance of the GCCA.”

One reason for refusal locally was that the development could be visible from West Common, but the Inspector’s view was that would be no bad thing: 

  1. there is plenty of mature tree screening, and 
  2. “…the development would add a distinct and vibrant element to the street scene which would complement the character and appearance of the area. To that end, the extent to which the building would be seen in local views is largely irrelevant.”

This is gratifying for anyone who puts everything into crafting the highest possible quality designs, and we’re grateful for the positive and fastidious approach of the Council’s officers.
